Private investors are planning to develop the first private sports school in the Ypsonas area, north of Limassol’s new stadium.

A key feature of the project is that, for the first time, plans are being made for the construction and operation of a sports school covering all educational levels, namely primary school, gymnasium and lyceum.

The total area of the land plots on which the development will take place amounts to nearly 16,000 square metres and falls within the Ga4 planning zone, classified as an agricultural zone. The project for the construction of the school buildings is currently undergoing the licensing process, with the submission of a special ecological assessment regarding its environmental impact.

The total investment is expected to exceed €12 million, while the timeline for implementation and completion of the new school will depend on the licensing procedures.

In two buildings

According to the documents submitted, the proposed development will consist of two buildings: a sports primary school and a sports gymnasium-lyceum.

The primary school building will cover an area of 959 square metres and will include a basement, ground floor and first floor. The basement will house a large gymnasium hall for all levels, measuring 73 by 21 metres, as well as changing rooms, a medical room, storage areas and various mechanical facilities. The ground floor will include six classrooms, a laboratory and music room, as well as offices for teaching staff. On the first floor, a restaurant, kitchen, large veranda and two additional classrooms will be constructed.

The gymnasium-lyceum building will be slightly larger, with a total area of 1,380 square metres. In the basement, a swimming pool, fencing hall, changing rooms, sauna and offices will be built. The ground floor will include six classrooms, an additional three laboratory rooms, an events hall, a conference room, offices, a restaurant and other facilities. On the first floor, there will also be classrooms, laboratories, computer rooms, a library and a space for student gatherings.

Sports facilities for all disciplines

Beyond the indoor facilities, as expected for a sports school, significant outdoor sports infrastructure is also planned. Specifically, a natural grass football pitch measuring 45 by 90 metres, slightly smaller than standard dimensions, will be constructed. In addition, two padel courts measuring 10 by 20 metres each and a futsal pitch measuring 15 by 30 metres will be built.

At the same time, a covered multi-purpose court measuring 20.05 by 34.25 metres will be constructed, suitable for basketball, volleyball and other sports.
